 Posting Schedules 

All properties are posted as they become available. HUD, however, posts property lists on a weekly schedule. Our site provides you with the latest listings. All purchasers can make offers at any time.

SUN AND THU -- HUD bid deadline for postings from 10 days prior and the returned to the market list posted 5 days prior.
MON AND FRI -- HUD bid results are posted (the sold list) for occupant-priority offers with a Sunday or Thursday deadline. Unsold properties are put on the daily list and available to all.
MON-FRI -- Daily list bid results are posted each weekday. Dailies are open to all bidders and results are shown the following day.
TUE AND FRI -- New HUD occupant-priority properties are posted for 10 days. Unsold HUD properties are placed on the daily list and evaluated after 30 days when they may be reduced in price and placed back on the occupant-priority list for 5 days. Investors may place offers on occupant-priority properties so that if no occupant provides an acceptable offer, investor offers are considered.
WED AND SUN -- The HUD returned property list is posted for 5 days, occupants have priority. Newly reduced properties are also on this list.
SAT -- When available, HUD's Good Neighbor Next Door lottery program provides properties located in designated revitalization areas to qualified Law Enforcement Officers, Firefighters, EMTs and Teachers servicing the area. The new list is posted on Saturday.

HUD properties are normally awarded to the bidder providing HUD the highest NET amount. It is possible that after a reduction in price, or if the property has been returned to the market, the accepted offer yields HUD a lower NET than earlier unacceptable offers would have provided.

Although investors may place bids on occupant-priority properties, if their offer provides a higher NET to HUD than an acceptable owner-occupant priority bid, the lower NET offer from an owner-occupant bidder would be accepted over the investor offer.

Offers with identical NET amounts are awarded randomly by computer.

When owner-occupants who make offers on multiple properties wins a property, it will normally be for the property offering the greatest NET to HUD. The owner-occupant will have no say as to which property will be awarded. An owner-occupant will be awarded ONE property only. Investors making multiple offers may be awarded multiple properties and must be ready to purchase all awarded. If an individual makes multiple offers on the same property during the same bidding period, only the offer providing HUD with the highest NET will be considered. Offer details from earlier bidding periods may be provided by this site, but they are only for historical reference. They are not to be compared with offers made in other bidding periods. Offers made during the latest bidding period are the ONLY offers considered.
